READY TO SELL - 1929 Gracewood Dr West Ashley - The Essex at Carolina Bay

The Essex at Carolina Bay
Built by Pulte in 2011

Immaculate, like new home with $35K of upgrades. 3BR, 2.5 BA, lg. FR w/gas f/place, formal Living room and Dining room, kitchen w/upgraded cabinets, under-cabinet lighting, granite, dual front porches, cultured granite bathroom counter-tops, all hardwood floors downstairs, 2 car detached garage, central wired custom alarm system, 6-zone irrigation system, tank-less Rinnai hot water, Invisible Fence for pets, move-in ready!

This home has been meticulously maintained and UPGRADED, why wait for new construction? You can buy this move in ready, like new home, in The Essex at Carolina Bay, for a faction of the price as new construction. This same home built in The Essex would be at least $350,000.  Some of the notable upgrades is the "Custom Security" system, hard-wired, with remote access.  The additional ceiling porch outlets on switches, that allow for Christmas lights to be hung easily and additional porch lighting.  The pre-wire for speaker systems in the living room, flex room, master bedroom, and the back porch.  Two things you might not notice would be the pre-framed door to under the staris, for storage, that was dry walled originally but can be open up easily AND the pre plumbed mud sink in the laundry just behind the wall in the cubby.

You won't find a better location in all of Charleston with quick access to Downtown, and surrounding areas. This home is a MUST SEE so get it while it's still available, because it won't last long!

Beautiful Community Pool for the Essex at Carolina Bay

WHAT THE SELLER HAS TO SAY...

The things I enjoy about Charleston include all of the amazing restaurants, abundant social scene both during the day as well as at night, and being near/on the water no matter where in the city you go. I moved here to get away after college only planning to stay a couple of years, but I never left... and probably never will. I play soccer in 3 different leagues, get to go wakeboarding almost every weekend between April and October, and take my pick of the abundance of events like Spoleto and the Charleston Cup.

My neighborhood is in the perfect location for professionals. I can get to work in North Charleston in 8 minutes, downtown on weekends in 10 minutes, and to Mount Pleasant for soccer in 12 minutes. Despite its relative closeness to the things that matter to me, it has a great secluded community feeling to it. The drive in is flanked on both sides by beautiful landscaping, all of the homes are picturesque with their historic Charleston style. The amenities (namely that huge pool set back in the trees overlooking the marsh) are the best I've seen. Finally, everyone in the neighborhood is friendly. They all wave, and given an opportunity, will always chat you up for a few minutes. The HOA holds events regularly, but the neighbors make their own... movie night in the yard, and all are welcome!

My current favorite restaurant is Red Orchid's China Bistro in West Ashley. It doesn't look like much from the outside, but the inside is extremely well appointed, the food is great, and the homemade ice cream has no equal. I also really enjoy Sesame Burgers and Beer. They have the best hand-pattied burgers I have ever tasted, and their variety is extremely diverse offering multiple meats and vegetarian options (like black bean) with any fruit, vegetable, protein, or sauce you can think of as a topping. Finally, I extremely enjoy Glazed Gourmet Doughnuts on King Street downtown. I used to really enjoy a donut from the big chains from time to time, but now I am spoiled. They have gotten a lot of positive press, so it's worth Googling them.

When I bought my house, I really liked that Bushido (a sushi/hibachi restaurant famous for their spicy tuna rolls) was within walking distance. Just a mile down the road is Citadel Mall containing the previously mentioned Sesame, Target, the IMAX Theater, and an abundance of other stores. Being less than two miles from I-526 also meant that a bunch of places were close by, and a couple of miles down Glenn McConnell is a really great dog-friendly pub called Parson Jacks.

West Ashley is the up-and-coming kid of the Charleston area. The construction is on the newer side, with lots of shopping and restaurants, and proper planning has resulted in mild traffic.
One other thing I can think of is that the new construction in the neighborhood is coming to an end. There are only 5 lots or so left in the area, so there is little to no construction inconvenience left, and the neighborhood is on it's way to being well-established.

Charleston has a huge soccer community, lots of team sports for both kids and adults. The primary fields used by the Charleston Sports andSocial Club are only a few miles away in West Ashley, so this area is definitely a hot-spot for fun activities.

The monthly utility costs are much lower than other properties I have lived in. I attribute this to the upgraded insulation and radiant barrier (Google it!) in the home as well as the overall build construction by Pulte/Centex. SCE&G and Charleston Water are the main two utilities, with AT&T and Comcast providing telecommunications to the neighborhood.

WEST ASHLEY HOT SPOTS!!!

What's not to love about West Ashley? Some of my personal favorite spots include Ichiban Steak House, The Ashley Lanes Bowling Center, Total Wine & More, and The Historic Magnolia Plantation!

Ichiban Steak House and Sushi is a GREAT spot to stop for lunch or dinner. Come for dinner and enjoy the show as your personal chef comes to your table to whip up some hibachi on the spot!

Another great spot is The Ashley Lanes Bowling Center! There's no better way to spend a rainy day, than with some friends at the bowling alley! Drink a few beers and just relax as you bowl, or join one of their competitive leagues that meet different times of the week and vary in skill level. But definitely one of my favorite lanes to bowl at in all of Charleston!

What the SELLER SAYS:

The things we love about Johns Island are how close we are to Charleston, Kiawah, and Folly. Yet we are far enough away to enjoy more quite living.

Our neighborhood is great for celebrating holidays. There are neighborhood events throughout the year. Our neighbors are friendly and lookout for each others safety and property.

We love to take the scenic drive to Red's Ice House and eat by the water. We also enjoyMaria's Mexican grill for happy hour, and JI Pizza.

When we bought the property we were drawn to the the convince of the grocery store ans CVS.

The Charleston area is wonderful, because there are always public events and fun things that families can take part in. The charleston area is a historic and beautiful place to live.

Another thing we can mention is the James Island County Park. This is a place we love to take our families went they visit. The park is close and offers paddle boats, bike rentals, and kayaks. All that we have tried. They also hold year around events that we enjoy attending. Our favorites are the Cajun Festival and Festival of Lights.

Of course we all like different things, we enjoy the Angel Oak that is located a few minutes away from our home. We also enjoy the shooting range in West Ashley located about 15 minutes away.

Our utility costs are better than we have experienced before. Our ulilities cost an average of $205 per month. Our electric company is Berkley Electric. Our water company is St. John's Water. Our sewage company is Charleston Water Systems.

Notice the abundance of counter top space and cabinets that is rare for a condo.

What sets this unit apart is, it has 3 very nicely sized bedrooms, with 2 FULL (shower/bathtub combos) baths- all with walk in closets- and pocket doors allow you to create the "double master suite" if you need more privacy. Notice the third bedroom, if not needed, can be a great, naturally lighted and spacious office. The condo is being maintained very well, with new plumbing recently installed. Not to mention, if you like amenities besides what this interior offers, you will find a community pool, clubhouse, and fitness center for your health and convenience.

Carolina Cove community also has a playground, picnic area with grills and a basketball court, and also very convenient to downtown, I-526, Costco and Citadel Mall. This is the perfect condo for investors as well, being so close to MUSC and College of Charleston. Run, walk or bike the nearby West Ashley Greenway, which is such a great community feature. This size unit is priced very well for West Ashley and for all it offers. Don't miss this opportunity!

What the SELLER SAYS:

The thing I love about the West Ashley area of Charleston is that there's so much to do and you're a short drive from everything that Charleston has to offer. Our neighborhood Carolina Cove is really friendly, quiet and safe. You always see people walking their dogs and greeting each other. We look out for one another. There have been a few times when I've needed the help of my neighbors so I'm thankful for them. Also, our HOA president Nancy is wonderful. I've known her for 9 years. She'll talk to you while she's out walking her dog and will listen to any concerns you may have.

We love to eat at the restaurants in the Avondale area which is like the "downtown" of West Ashley. Avondale has a variety of different restaurants and bars within walking distance of each other. In fact, my husband and I met each other at Pearlz Little Oyster BarTriangle Char & Bar has wonderful Sunday brunches, we love the duck sliders at Voodoo and the pizza at Mellow MushroomAl Di La is an Italian restaurant that we like to go to for date night.

When I bought the property 9 years ago I was drawn to its location. I work Downtown so it was important for me to buy a home with an easy commute to work. We live about 2 minutes from I-526 so we have easy access to I-26. It's only 15-minute drive to the airport. We like to shop and get gas at Costco which is only 3 minutes away. Citadel Mall which has Target, Belk and Dillard's is only a 4-minute drive. If you want to steer away from the major retailers, the shops at Avondale are just 8 minutes away. Another shopping and restaurant area with more "local" stores in West Ashley is South Windermere Shopping Center which is a 10-minute drive.

The Charleston area is wonderful because there's always something to do. I'm a sixth-generation Charlestonian and have lived in Charleston my whole life. I enjoy being a tourist in my own town. The biggest problem is deciding WHAT do to because there's such a variety. We really enjoy getting out and trying new restaurants especially during Restaurant Week. Dining and shopping on King Street on 2nd Sunday is always fun. Bopping in and out of the art galleries during the occasional Art Walk makes for an enjoyable Friday night. Photographing all of the local plantations and historical sites never get old. During the summer we like to meet up with our friends on Folly Beach. There are always different events going on at certain times of the year. Spoleto Festival, Southeastern Wildlife ExpoFood and Wine Festival, The Bridge Runand Family Circle Cup are just a few of them.

A few things that I can mention are that when I bought the property I was drawn to the large open floor plan and how much square footage and bedrooms (3) that I was getting for the price, especially compared to Downtown or Mt. Pleasant. When my friends came over for the first they were shocked at how big it is inside. I love the layout of the bedrooms. My sister lived with me for several years and we had plenty of room and privacy. We even had an extra bedroom for frequent out-of-town guests.

Of course we all like different things, but we enjoy biking, kayaking and photography. Access to the West Ashley Greenway, which is a scenic hiking and biking trail, is only 1 minute away by bike! My husband and I will often jump on our bikes and ride for miles on the Greenway where we'll often run into egrets feeding in the march. We also like to go kayaking in the Kiawah River to see the dolphins and beautiful birds. Day trips to photograph other parts of the Lowcountry is something we enjoy too. Our HOA fee includes water and sewer. Our power bills with SCE&G have been pretty reasonable; however, we always see a spike (like everyone else) in February and August which are our coldest and hottest months. We have our cable and internet with Comcast and have not experienced many problems with them.

What the Seller Says:

Things we love about Charleston are the phenomenal selection of unique and delicious restaurants, the history, the limitless selection of things to do (for all ages), the beaches, and the people here.

We also love Mex 1The Taco SpotMrs. RosesGroucho’s Deli and all of the wonderful shops and restaurants of the Avondale area (Triangle, Mellow Mushroom, etc)- all of which are seconds from the house.
When we bought the property we were drawn to many different conveniences including Publix being less than a mile from our house, Target and Costco being a quick 5 minute drive, and 26 as well as 526 being right around the corner -- making exploring Charleston easy and convenient.

The West Ashley area of Charleston is wonderful because you are able to enjoy the city without being in the middle of the city. The historical charm is still very present in this area - Charlestowne Landing, the original settlement site of Charleston, is right across the street!

A few other things that I can mention are the schools in the area are fantastic. Orange Grove Elementary School is a top elementary school in Charleston. With a supportive and experienced team of teachers, children as well as parents, will have a wonderful experience!

Of course we all like different things, we enjoy playing tennis (which a park located in our neighborhood), exploring the history of Charleston, as well as the beaches (Sullivan's Island, Isle of Palms, and Folly Beach) are all a quick 15 minute drive. We LOVE to try the various different restaurants not only in West Ashley, but all around Charleston. Finally, we love to enjoy hosting cookouts, oyster roasts, and anything that would allow us to be outside in the comfort of our home - which the West Ashley part of town has allowed us to do with much larger lot sizes.
